Design-Build Services

Regular Design Services includes designing your house / commercial project the way you want it.

These services are required in obtaining a building permit and approval for construction by your subdivision / developer admin and as a reference for construction by your contractor.

It is also covers the various aspects of the project, from analysis and study of the needs and requirements, to the preparation of the necessary drawings and documents, and finally to the supervision during project implementation. It ends only when the general contractor or builder turns over the completed project to the Owner.

These are the STANDARD REQUIREMENTS in applying and securing a BUILDING PERMIT, PAG-IBIG LOAN, BANK LOAN, and SUBDIVISION / DEVELOPER

01. Architectural Plans

Schematic Design Phase: ( Before Finalizing Plans for Blueprint )

Schematic Floor Plans
3D Exterior Perspective

Construction Documents Phase

Detailed Architectural Floor Plans.
Elevations and Sections.
Reflected Ceiling and Lighting Plan.
Schedule of Materials and Finishes.
Schedule of Doors and Windows.
Other details such as Stairs, Balusters, Gates and the like when required.
Six (6) sets General Specifications ( Signed and Sealed by Architect ).
Six (6) sets Blueprint +2 extra sets for Owner's Copy ( Signed and Sealed by Architect ).
Six (6) sets Bill of Materials / Estimate ( Signed and Sealed by Architect ).

02. Structural Plans

Foundation Plan, Floor Framing Plans and Roof Plan.
Schedule and Details of Footing, Footing Tie-Beam, Columns and Beams.
Structural Design Analysis and Computations.
Construction Notes.
Six (6) sets Blueprint +2 extra sets for Owner's Copy ( Signed and Sealed by Structural Engineer ).

03. Electrical Plans

Electrical Lighting Plan
Electrical Power Plan
Single Line Diagrams
Schedule of Loads
Electrical Notes
Electrical Design Analysis, Voltage Drop Calculations, Short Circuit Analysis. (As required)
Six Sets (6) Blueprint +2 extra sets for Owner's Copy Signed and Sealed by Professional Electrical Engineer (PEE)

04. Plumbing and Sanitary Plans

Water Supply Plan
Drainage, Sewer and Vent Plan
Plumbing Miscellaneous Details
Plumbing Notes and Symbols
Plumbing Isometric Diagram
Six Sets (6) Blueprint +2 extra sets for Owner's Copy ( Signed and Sealed by Master Plumber / Sanitary Engineer )
